REM and Real Estate: Where the Network Stands in 2026

The Réseau express métropolitain (REM) is gradually transforming the way people get around Greater Montréal. For a buyer, proximity to a station is becoming a search criterion in its own right. Here is where the network stands in 2026, and what is worth examining before buying near a station.
The REM in 2026: the branches in service
South Shore: in service since July 31, 2023
The first branch, between Brossard and Gare Centrale, opened to the public on July 31, 2023. It has five stations and connects Brossard to downtown Montréal in under 18 minutes (CDPQ Infra). On the South Shore, the Brossard, Du Quartier and Panama stations are located in the Longueuil agglomeration (list of REM stations).
Deux-Montagnes branch: since November 17, 2025
On November 17, 2025, 14 new stations opened between downtown and Deux-Montagnes (date announcement; official opening). They include Canora, Ville-de-Mont-Royal, Côte-de-Liesse, as well as Du Ruisseau and Bois-Franc in Saint-Laurent. The network now connects the South Shore to the North Shore via downtown.
Anse-à-l'Orme branch: since May 18, 2026
The West Island has been served since May 18, 2026 by the Anse-à-l'Orme branch and its four stations (CDPQ Infra; City of Pointe-Claire), including Fairview–Pointe-Claire, Des Sources, Kirkland and Anse-à-l'Orme. The ARTM accompanied this opening with a redesign of the STM and exo bus networks to feed riders to the REM.
Airport: targeted for 2027
The section to Montréal-Trudeau airport is not yet in service. In January 2026, CDPQ Infra announced a first successful train run on this section and was targeting a start of service in 2027, subject to meeting several milestones, including dynamic tests planned before spring 2027 (CDPQ Infra). The Griffintown–Bernard-Landry and Marie-Curie stations are also among the stations still to come (REM).
The REM and property values: be careful with the numbers
You often hear that "the REM drives prices up." It is true that access to public transit is a sought-after feature, but I will not put forward any percentage increase without a rigorous published study to back it up. A property's value depends on many factors: market conditions, building type, neighbourhood, street, actual distance from the station. To know the value of a specific property, nothing replaces an analysis of recent comparable sales.
What buyers look at near stations
- The actual walking distance, not as the crow flies. Walk the route, at rush hour if possible.
- Park-and-ride and feeder buses, if you plan to get to the station by car or bus.
- Noise and traffic around the station: being close is convenient; being right next to it is not for everyone.
- Development projects nearby: check with the city's planning department for zoning and planned projects.
- The fare zone: according to the ARTM, riders pay based on the zones they travel through, which can affect your transportation budget.
Four areas to watch
Brossard
The terminus of the South Shore branch since 2023, Brossard is the area where the REM has been in service the longest. It appeals to those who want suburban living with quick access to downtown. See the Brossard real estate page.
