Retail spaces, industrial buildings, warehouses and mixed-use properties: I help entrepreneurs and investors find, acquire and sell buildings suited to their needs. Location, intended use, operating potential and market value are at the heart of my analysis.

03 — Offices

Office buildings and professional spaces

Office buildings, professional spaces and administrative buildings: I support owners and investors in their real estate transactions. I pay particular attention to location, rental income, lease terms and the property’s potential.

04 — Land

Commercial land and development

Commercial or industrial land, or land intended for real estate development: I help owners and investors buy and sell. Zoning, permitted uses, area, location and development potential are all factors to consider to properly assess an opportunity.

My valuation methods

Four angles, one value.

No single method is enough on its own. I cross-check them to see where they meet, and I explain the gaps to you.

Method 1

Comparable sales approach

Comparing your building with similar buildings sold recently.

Method 2

GRM

The gross rent multiplier: price ÷ annual gross revenue.

Method 3

Price per square foot

The price relative to the floor area, to compare buildings of different sizes.

Method 4

Municipal assessment / sale price

The ratio between the municipal assessment and the price actually obtained in the area.

The valuation summary

A thorough analysis. Informed decisions.

Valuing a commercial building takes much more than a simple price comparison. Every property has its own particularities, potential and financial realities.

To help you clearly understand its market value, I prepare a structured valuation summary that presents the relevant data, the analysis methods used and the factors that influence its market value.

My goal: to give you a clear, documented opinion of value backed by concrete data, so you can make the best decisions for your real estate project.

In the summary

  1. 01Property analysisAn overview of the building’s features, its location, its intended use and the factors likely to influence its value.
  2. 02Market analysisA study of comparable transactions, competing properties and commercial real estate market trends in the area.
  3. 03Financial analysisA review of revenue, operating expenses and the relevant profitability indicators, including the gross rent multiplier (GRM), the net income multiplier (NIM) and the capitalization rate, depending on the type of property.
  4. 04Opinion of value and recommendationsAn estimated market value range, along with my observations and recommendations tailored to your goals.

Since every building is unique, the analysis methods and the content of the summary are adapted to the property’s characteristics and the information available.
