Settling in Saint-Donat

Is Saint-Donat right for you?

Saint-Donat suits outdoor enthusiasts, retirees and families who want a secondary or primary residence in the mountains. When buying here, you need to check the septic system and the well: the municipality requires pumping every 2 years for a permanent residence and every 4 years for a seasonal residence, and a functional test of systems more than 20 years old. On a lakeshore, a vegetated shoreline buffer of 10 metres has been mandatory since 2007, which limits landscaping near the water. You also need to find out about winter maintenance of the access road and rights of way to the lake.

What you'll find here

  • Cottages and waterfront homes on the lakes
  • Mountain vacation homes
  • Single-family homes in the village
  • Wooded lots
  • Short-term rental income properties (subject to municipal regulations)

« What strikes me about Saint-Donat is having a national park, two ski resorts and a large lake within biking distance of the village. For many buyers, that is exactly what they come looking for. »

Frequently asked questions

Real estate in Saint-Donat

What should I check before buying near Lac Archambault or Lac Ouareau?

The compliance of the septic system and the well, the rules for the 10-metre shoreline buffer and the real access to the water (lakefront or right of way). It is also worth consulting the water quality data that the municipality publishes for the lakes it monitors.
