Local potential

What drives demand in Chambly

Rental demand is backed by a large population, employers such as Unibroue and an industrial park the City is expanding along rue Samuel-Hatt and rue Jean-Baptiste-Many. Boulevard De Périgny concentrates a good share of the commercial activity. The rental stock is mostly made up of plexes, small multi-unit buildings and apartments above shops. Tourist traffic around the fort and the canal also supports some local businesses.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Useful for commercial properties and for comparing buildings of different sizes.

My favourite spot in Chambly

Fort Chambly National Historic Site

Historic site

This Vauban-style stone fort, built in the early 18th century on the edge of the rapids, houses an interpretation centre run by Parks Canada. Its grounds along the basin are just as good for a visit as for a simple family stroll.

« I never tire of the view of the basin from around the fort, especially at the end of the day. It's a feature of Chambly that few South Shore cities can offer. »
