Local potential

What drives demand in East Angus

Proximity to Sherbrooke and its employers supports part of the rental demand. The rental stock consists mainly of duplexes, triplexes and small buildings. The closing of the paper mill in 2014 changed the local economic picture, which makes analysis of regional employment important. A case-by-case study of income, expenses and the condition of buildings remains essential.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around East Angus, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in East Angus

Parc des Deux Rivières

Nature park

This 27-hectare urban forest park, at the confluence of the Saint-François and the Eaton, offers walking and cycling trails, an obstacle course and lookouts over both rivers. It is open year-round and its main trails are cleared of snow in winter.
