Local potential

What drives demand in Mont-Laurier

Rental demand is supported by the city's role as a regional hub: hospital, Centre collégial, government services, forestry and transport companies. The rental stock includes plexes and apartment buildings in town, commercial premises downtown and agricultural or forest land on the outskirts. Major public projects, such as the hospital modernization, are worth following to understand how local employment is evolving.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Mont-Laurier, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Mont-Laurier

Gare de Mont-Laurier et parc linéaire Le P'tit Train du Nord

Railway heritage

Built in 1909, the heritage station marks the northern end of the P'tit Train du Nord, the linear park of about 200 km built on the former railway line from Saint-Jérôme. You can set out by bike in summer or on cross-country skis in winter, through the forest of the Hautes-Laurentides.

« I love the idea that a bike path links Saint-Jérôme to the Mont-Laurier station: it is a reminder that this city sits at the end of an axis that shaped all of the Laurentians. »
