A broker who knows Pointe-Claire

I've lived in several Montréal neighbourhoods, where I also worked for 10 years. I know what drives rental and commercial demand in Pointe-Claire.

Residential and commercial

Plexes, multi-unit buildings, land or commercial space: I support investors with every type of property.

A numbers-based analysis

Gross rent multiplier (GRM), price per square foot, comparable sales and the municipal assessment ratio: we look at the numbers before buying.

An entrepreneur's eye

A former entrepreneur trained in finance and marketing at HEC Montréal, I help you assess a building like a business project.

What drives demand in Pointe-Claire

The new REM stations and the Fairview commercial hub support rental and commercial demand. The city also has significant commercial and industrial areas, notably along the highways and Hymus Boulevard. The residential rental stock includes condos and apartment buildings. Each project deserves a detailed analysis of income, expenses and zoning.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Pointe-Claire, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Pointe-Claire

Pointe-Claire Windmill

Heritage

Built in 1709 and 1710 for the Sulpicians, it is the oldest windmill on the island of Montréal, designated in 1983. It stands on the point, near Saint-Joachim Church, with a view of Lake Saint-Louis.

« The windmill on the point is a reminder that Pointe-Claire has more than three centuries of history: it's the kind of detail that gives the village and its streets character. »
