I also serve clients on the North Shore and throughout the Laurentians (Laurentides). I know what drives rental and commercial demand in Sainte-Thérèse.

A numbers-based analysis

What drives demand in Sainte-Thérèse

The Collège Lionel-Groulx, which welcomes several thousand students, the station and industrial jobs, including the Paccar plant, support rental demand. The rental stock includes many plexes and multi-unit buildings, as well as commercial premises on rues Blainville Ouest and Turgeon. Because the Paccar plant carried out layoffs in 2025, it is prudent not to depend on a single employer in your analysis. Each building must be assessed based on its actual income and expenses.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Sainte-Thérèse, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Sainte-Thérèse

Théâtre Lionel-Groulx (Odyscène)

Performance hall

Renovated in 2016, this hall on rue Duquet, on the Collège Lionel-Groulx campus, hosts comedy, music, theatre and film, programmed by Odyscène together with the Cabaret BMO on rue Turgeon. It is one of the North Shore's main stages, a few minutes' walk from the station.

Frequently asked questions

Real estate in Sainte-Thérèse

Does the Collège Lionel-Groulx create rental demand in Sainte-Thérèse?

Yes, the cégep attracts students and staff, which supports demand for housing near downtown and the station. Student rentals do have their particularities (turnover, seasonality), however, and the return must be calculated on the building's actual numbers.
