A broker who knows Saint-Eustache

I also serve clients on the North Shore and throughout the Laurentians (Laurentides). I know what drives rental and commercial demand in Saint-Eustache.

Residential and commercial

Plexes, multi-unit buildings, land or commercial space: I support investors with every type of property.

A numbers-based analysis

Gross rent multiplier (GRM), price per square foot, comparable sales and the municipal assessment ratio: we look at the numbers before buying.

An entrepreneur's eye

A former entrepreneur trained in finance and marketing at HEC Montréal, I help you assess a building like a business project.

What drives demand in Saint-Eustache

Saint-Eustache offers a varied rental stock, from duplexes and triplexes to multi-unit buildings, supported by the presence of the Hôpital de Saint-Eustache, numerous shops and industrial parks such as the one at the junction of Highways 640 and 13. The arrival of the REM in neighbouring Deux-Montagnes strengthens interest among commuters. Boulevard Arthur-Sauvé concentrates a good share of the commercial activity. Each building must be analyzed according to its location and condition.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Saint-Eustache, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Saint-Eustache

Moulin Légaré

Historic site

Built in 1762 on the rivière du Chêne, it is the oldest water-powered flour mill still operating in Canada, designated a national historic site. You can watch the millstones turn and leave with wheat or buckwheat flour ground on site.

Does the REM change anything for investing in Saint-Eustache?

The REM now serves the Deux-Montagnes and Grand-Moulin stations, right next door, which makes travel to Montréal easier for tenants. This advantage must, however, be assessed building by building, according to the actual distance from the stations.
