What drives demand in Saint-Paul

Saint-Paul is first and foremost a residential market, where the rental stock consists mostly of duplexes and small buildings. Recent population growth and the proximity of the jobs and services of Joliette support demand. Farmland and hobby farms may interest some investors, subject to the rules of the agricultural zone. A case-by-case analysis is essential.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Saint-Paul, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Saint-Paul

Église de Saint-Paul

Religious heritage

Built in 1803-1804 in the traditional Quebec style and designated in 1973, it preserves three paintings by Louis Dulongpré, an interior decor by Chrysostome Perreault and Pierre Guibord and a Casavant organ from 1904. It regularly hosts concerts of the Festival de Lanaudière, a fine opportunity to hear classical music in a heritage setting.

« Attending a concert in a church more than two centuries old, a few minutes from Joliette, is the kind of experience that gives character to a place to live. »
