A broker who knows Sainte-Adèle

I also serve clients on the North Shore and throughout the Laurentians (Laurentides). I know what drives rental and commercial demand in Sainte-Adèle.

What drives demand in Sainte-Adèle

Rental demand rests on a permanent population that is growing denser, on tourism and hospitality jobs — the École hôtelière des Laurentides has been there since 1983 — and on the shops grouped along Route 117 downtown. The rental stock combines plexes and small buildings downtown and in Mont-Rolland, as well as condos and cottages near the slopes. Regional planning anticipates housing needs, including affordable rental housing, in the newly urbanized areas. Check the applicable zoning with the municipality and obtain the required provincial registration for tourist accommodation before counting on short-term rental income.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Sainte-Adèle, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Sainte-Adèle

Place des citoyens et parc Claude-Henri-Grignon

Cultural and community venue

Opened in 2013, the Place des citoyens is a glulam timber building housing multipurpose rooms, a tourist information office and a covered esplanade where shows and events are held. Together with the neighbouring parc Claude-Henri-Grignon, it is the gathering place of the Adèle community all year round.

Frequently asked questions

Real estate in Sainte-Adèle

Can I buy a cottage in Sainte-Adèle to rent short term?

It depends on the zone where the property is located and the use permitted by municipal regulations. The required provincial registration for tourist accommodation is also needed; these checks are done before making an offer.
