A broker who knows Senneville

I've lived in several Montréal neighbourhoods, where I also worked for 10 years. I know what drives rental and commercial demand in Senneville.

Residential and commercial

Plexes, multi-unit buildings, land or commercial space: I support investors with every type of property.

A numbers-based analysis

Gross rent multiplier (GRM), price per square foot, comparable sales and the municipal assessment ratio: we look at the numbers before buying.

An entrepreneur's eye

A former entrepreneur trained in finance and marketing at HEC Montréal, I help you assess a building like a business project.

What drives demand in Senneville

Senneville is an almost entirely residential municipality, with large estates, farmland and protected spaces, which strongly limits rental or commercial investment. Proximity to the Anse-à-l'Orme REM terminus may nonetheless interest some buyers. Each project must be analyzed according to zoning and heritage and environmental constraints.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Senneville, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Senneville

Bois-de-la-Roche Agricultural Park

Agricultural park

This farm estate, established between 1886 and 1908 by Senator Louis-Joseph Forget, preserves farm buildings designed by the Maxwell brothers and two stone houses from the early 19th century. It is now part of the Grand parc de l'Ouest, where land is being returned to cultivation.

« Bois-de-la-Roche is a reminder that Senneville has kept its agricultural and heritage character; it is a unique trait in the agglomeration. »
