What drives demand in Lorraine

Lorraine is almost exclusively single-family residential, with no industrial sector, and the rental stock is very limited. Any rental demand comes mostly from families renting a house or from accessory units, where regulations allow. Investors here aim instead for the long-term appreciation of a single-family property rather than rental income. Any analysis must start from actual numbers and the zoning in force.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Lorraine, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Lorraine

Forêt du Grand Coteau

Forest and trails

The forest offers a 6 km main route open year-round and a 2.2 km interpretive trail that follows the ruisseau Dominique-Juteau. It is the perfect place to walk, run or discover wildlife without leaving the city.

« What strikes me in Lorraine is the consistency of the original plan: buried networks, no traffic lights and a forest within walking distance, you can still feel it in the atmosphere of the streets. »

Frequently asked questions

Real estate in Lorraine

Is Lorraine attractive for rental investment?

The rental market is limited here, because the city was designed for single-family homes, with no industry. Investors instead focus on the long-term value of a property; any rental strategy must first be validated against the zoning.
