Local potential

What drives demand in Mont-Saint-Hilaire

The line 13 terminus station is the main driver of rental demand, particularly in the Village de la Gare, an area designed for about 1,000 housing units within walking distance of the station. The rental stock includes condos, townhouses and a few plexes. Tourist traffic linked to the mountain, the orchards and the museum also supports local businesses. Projects must take into account the rules protecting natural areas.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Mont-Saint-Hilaire, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

« I find that few cities in the Montréal area offer an old-growth forest of this scale just minutes from people's homes; it's a real distinguishing feature of Mont-Saint-Hilaire. »
