A broker who knows Montréal-Est

I've lived in several Montréal neighbourhoods, where I also worked for 10 years. I know what drives rental and commercial demand in Montréal-Est.

Plexes, multi-unit buildings, land or commercial space: I support investors with every type of property.

A numbers-based analysis

Gross rent multiplier (GRM), price per square foot, comparable sales and the municipal assessment ratio: we look at the numbers before buying.

An entrepreneur's eye

A former entrepreneur trained in finance and marketing at HEC Montréal, I help you assess a building like a business project.

What drives demand in Montréal-Est

The territory, largely industrial, mainly attracts commercial and industrial investment, notably thanks to access to Autoroute 40 and Notre-Dame Street. Former refinery lands are the subject of redevelopment projects. The residential rental stock consists mostly of plexes and small buildings. For any industrial land, an environmental assessment is part of due diligence.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Montréal-Est, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

Public art

Created in 1939 by Guido Nincheri, this stained-glass window depicts the town's first mayor overlooking industrial development. It is part of a group of public artworks, free to visit, around the town hall, the recreation centre and the library.
