What drives demand in Saint-Sulpice

Saint-Sulpice is above all a residential market, where the rental stock is limited and made up mostly of small buildings and intergenerational units. The proximity of Highway 40 and the services of Repentigny supports commuter demand. Farmland and rural properties may interest some investors, subject to agricultural zoning rules. Each project must be analyzed case by case.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Saint-Sulpice, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Saint-Sulpice

Église de Saint-Sulpice

Religious heritage

Built in 1830-1831 on the edge of the river, then transformed in 1873 by Victor Bourgeau and Étienne-Alcibiade Leprohon, it has been designated a heritage building since 1959. Together with the presbytery, the cemetery and its roadside cross, it forms a parish complex that tells three centuries of history on the banks of the St. Lawrence.

« I like stopping at the municipal wharf to look at Île Ronde: it is the kind of view you do not find everywhere just minutes from Highway 40. »
