A broker who knows Mont-Royal

I've lived in several Montréal neighbourhoods, where I also worked for 10 years. I know what drives rental and commercial demand in Mont-Royal.

Residential and commercial

Plexes, multi-unit buildings, land or commercial space: I support investors with every type of property.

A numbers-based analysis

Gross rent multiplier (GRM), price per square foot, comparable sales and the municipal assessment ratio: we look at the numbers before buying.

An entrepreneur's eye

A former entrepreneur trained in finance and marketing at HEC Montréal, I help you assess a building like a business project.

What drives demand in Mont-Royal

The REM station and proximity to Autoroutes 15 and 40 support demand, both residential and commercial. The western part of the town brings together commercial and industrial buildings, and the Royalmount site has transformed a former industrial area into a commercial hub. The residential rental stock consists mostly of apartment buildings and condos. An analysis of income, expenses and zoning is necessary for each building.

How I analyze a building

Gross rent multiplier (GRM)

The asking price compared to the building's income, and to similar sales in the area.

Comparable sales

Buildings recently sold in and around Mont-Royal, adjusted for condition and number of units.

Price per square foot

Useful for commercial properties and for comparing buildings of different sizes.

Municipal assessment

The ratio between the sale price and the municipal assessment, to help position an offer.

My favourite spot in Mont-Royal

Connaught Park and Pierre Elliott Trudeau Rose Garden

Park

At the intersection of Laird and Graham boulevards, Connaught Park is the heart of the town plan, and its roses are its signature. The rose garden has borne the name of Pierre Elliott Trudeau since 1985; he was the member for the Mount Royal riding from 1965 to 1984.

« To understand Mont-Royal, I recommend starting at Connaught Park and walking along Graham Boulevard: you immediately see how the original plan still organizes neighbourhood life. »
